What AssessmentKit is

AssessmentKit is software that organizes the Cook County Assessor's public data into a comparable-property report. We are not a law firm, a licensed real estate appraiser, or a property tax consultant. We do not represent you before any government office, do not file appeals on your behalf, and do not give legal or tax advice.

The report states public data and arithmetic. You decide whether to file, what to request, and what to submit.

Accuracy

Reports are generated automatically from county data that may be incomplete, outdated or wrong. Check every figure against your own records and the official websites before you file. Tax savings shown are rough estimates.

Refund policy

If you file an appeal using your packet during the tax year it was generated for and your assessed value is not reduced, email us the official result within 90 days of the decision and we will refund the full purchase price.

Refunds are not available if the appeal was not filed, was filed after the deadline, or was withdrawn.

Privacy

We look up properties by address or PIN using public records. We never display owner names. Payments are processed by Stripe; we do not see or store your card number. We keep your email and purchase record only to deliver your packet, provide refunds and meet legal obligations.
